Green building has gone mainstream. This is a good thing because a green home is, without question, a better home. Above all else, it's a high performance home. This means that it will save a tremendous amount of heating and cooling energy over the lifetime of the home, as well as provide unparalleled comfort, air quality, safety, and durability. Building codes with upgraded energy requirements and mandatory performance testing are coming. Once people understand the benefits, existing homes regardless of the size or luxurious finishes will be functionally obsolete, without expensive renovations. After that, selling a home with second rate performance qualities will become increasingly difficult. Today, we know how to build or renovate a home to use roughly 20% of the energy of a new home built to code minimum standards. In such a home, the heating season is reduced to the three coldest months of the year. Yet the home can be designed to look just like any other home in the neighborhood and can be built at a surprisingly small price premium. Building a high performance home is more technically demanding than building a conventional home. A builder must understand building science, which is the physics of air, heat, and moisture movement as applied to the framing, insulation, and finishes used to build a home's conditioned envelope.
